Sirocco Club de Padel×JF2 Academy
Confidential
Partnership proposal · Rental model · November 2026

Sirocco rents. JF2 Academy builds and invoices.

A simple model: Sirocco provides courts in fixed time blocks at 50% of its public rate and collects its rent every month. JF2 Academy designs, sells, delivers and invoices its programmes at the club, and takes on the commercial risk, the staff and the management. No revenue sharing, no hiring for Sirocco and off-peak hours filled.

1 · The model

A landlord and operator relationship.

Sirocco hires no one, sells no programmes and does not invoice JF2's clients. It makes courts, changing rooms and common areas available in agreed time slots, and invoices JF2 for the hours booked. JF2 Academy is the party that contracts with players, groups, companies and schools, collects payment and answers to them.

For Sirocco

  • Predictable rental income, invoiced monthly, with a guaranteed minimum of hours.
  • Off-peak hours filled, which are the hardest to sell.
  • More people at the club, with no staff costs or commercial risk.

For JF2 Academy

  • A quality venue in Mil Palmeras to run its programmes on the Costa Blanca.
  • Full control of the product, the price and the client relationship.
  • It takes the risk and keeps the margin on what it sells.
2 · Who does what

Four lines, designed for the hours Sirocco does not fill.

These are the lines of the new-services proposal, now developed and invoiced by JF2. First-year volumes are working assumptions.

5 · Proposed rental rates

50% of the public rate in exchange for volume and commitment.

We take a public rate of 20 € per court hour as the reference. JF2 rents at 50% because it books in advance, in fixed blocks, with a guaranteed minimum, and mostly fills hours that do not sell today.

JF2 commitment

  • Guaranteed minimum: 50 hours a month for the first three months and 100 hours a month from the fourth. If JF2 uses fewer, it still pays the minimum.
  • Quarterly calendar of fixed blocks, sent 30 days in advance.
  • Monthly payment within 15 days of Sirocco's invoice.

Review and cancellations

  • The JF2 rate stays at 50% of the current public rate; if Sirocco changes it, the JF2 rate changes in the same proportion.
  • Hours that JF2 releases 7 or more days in advance are not invoiced; with less notice, half of their amount is invoiced.
6 · What Sirocco gains

About 25,000 € a year without selling or hiring.

10,500 €guaranteed minimum in year one (1,050 hours)

Direct income

  • Predictable monthly rent, invoiced to a single client.
  • 62% in slots that are hard to sell today.
  • Every peak hour JF2 uses brings students who come back to play on their own and book at the public rate.

Indirect income and value

  • More traffic at the club: students, families, groups and company employees.
  • Spending at the club's restaurant and terrace.
  • Positioning as a high-performance and sports-tourism venue.
  • Data and contacts of new players who discover the club through JF2.

Guaranteed minimum: 1,050 hours × 10 €. Almost two thirds of JF2's hours fall in off-peak slots, where Sirocco's alternative is usually an empty court.

7 · Simulator
